• I Need Ecology Surveys... Help!

    Firstly, don't panic!

    It's normal nowadays for Local Planning Authorities (LPAs) to require at least a baseline ecology report to accompany many applications. We call them Preliminary Ecological Appraisals (PEAs), and they typically involve an ecologist making a site visit to identify the specific habitats and species that are present before any development starts.

    Based on the results of this site visit and an accompanying desk study, we can then explain any ecological constraints or opportunities that will affect your proposals, confirm any requirements for further surveys, and advise what your next steps are.

  • As a very rough guide*, if you have any of the following habitats present, you're likely to need the below survey types:

    *Bear in mind that every development will have different requirements! You may find that some of the below surveys are not necessary because the proposed works don't affect the relevant habitat and/or species. Conversely, you may find that additional surveys are needed if there are unusual ecological factors present.

  • Follow-Up Work

    If we find evidence of protected species during the surveys, you will need Phase 2 surveys (usually in the form of presence/likely absence or activity). These might lead to mitigation measures like licence applications or translocations.

    If we find evidence of unusual plant species or habitats during the surveys, you will need Phase 2 surveys (usually in the form of NVC or rare plant surveys). These might lead to mitigation measures like licence applications or translocations.

    Your LPA will advise if they require further documents based on the above. Some of these may be required before planning can be approved, others will be conditioned in your planning approval letter.
